Como o Steel Frame funciona?

O método construtivo conhecido como Steel Frame foge dos padrões da alvenaria convencional e usa apenas aço como base.

Perfis leves de aço galvanizado chegam ao canteiro de obras nas dimensões corretas para formar a estrutura da casa. Para o fechamento das paredes internas, são usadas placas de gesso acartonado (drywall) e, para o fechamento externo, placas cimentícias ou placas de OSB (painel estrutural de tiras de madeira). Entre elas, é colocada lã de vidro ou rocha, para isolamento térmico e acústico, além de uma película antiumidade. A descrição resume o método construtivo conhecido como steel frame, ou light steel framing, muito utilizado em países como Canadá, Japão, Inglaterra e Estados Unidos, mas que vem ganhando força nas construções brasileiras.

Como não há alvenaria, as tubulações são embutidas na estrutura, não sendo preciso quebrar paredes para realizar instalações. O conduíte e a tubulação do sistema hidráulico são flexíveis e passam pelos perfis de aço e placas serradas, facilitando a execução e a manutenção. Porém, é preciso ficar atento ao pendurar espelhos, quadros e móveis nas paredes de drywall e sempre há especificações e instruções próprias para isso, pois é necessário utilizar buchas e parafusos apropriados. Além do material adequado, deve-se avaliar, ainda, o peso do objeto a ser pendurado.

O método apresenta vantagens em relação à alvenaria. Por ser industrializada, a construção torna-se muito mais rápida e tecnicamente superior, o canteiro de obras é limpo e organizado, há geração de pouquíssimo entulho e a mão-de-obra é racionalizada. Além disso, a manutenção do imóvel é mais simples e rápida. Para reparos ou reformas, é preciso apenas abrir uma fenda no local a ser modificado. Após a manutenção, a fenda pode ser fechada por qualquer gesseiro, e tudo pode ser resolvido somente em um dia. Além disso, como a estrutura de aço é mais leve, o peso sobre a fundação é menor, e os gastos podem ser reduzidos em 30%, nesta etapa.
